What drives the price
- Unit size: rooms and square footage set the base line — a studio, a one-bedroom and a three-bedroom are separate lines.
- Condition on move-out: nail holes and scuffs are the base case; anchors, shelving damage, water stains and worn floors move it up.
- Paint scope: touch-ups in the tenant's color versus a full repaint of walls, ceilings and trim — the painting table prices that part.
- Doors, locks and hardware: sticking doors, missing stops, lock changes and cabinet hardware are on most lists and go in the package.
- Fixtures: like-for-like swaps of faucets, toilet parts, showerheads and accessories on existing connections; anything behind the wall is a licensed plumber's job.
- Timeline and access: an elevator booking, a super to let us in, a certificate of insurance for the building and a fixed listing date decide how the days are planned.

When it's not a handyman job
- Outlets, switches, light fixtures and wiring are a NYC Licensed Master Electrician's; shut-off valves, drains, leaks and any piping are a NYC Licensed Master Plumber's; gas connections are never ours. We flag them on the punch list so they can be booked in parallel.
- Lead-paint abatement in pre-1978 buildings is a licensed abatement contractor's job — we flag it from the walk-through rather than paint over it.
How the assessment visit and the work minimum are priced
Photo and text estimates are free — send photos and you get a real range. If the job needs eyes on site first, the assessment visit is $99 plus sales tax and is credited toward approved work done within 30 days — longer when agreed in writing in advance. There is a $150 work minimum. After a $99 assessment, a $150 job means you pay the $51 difference plus tax. Repair ASAP LLC is a NYC DCWP-licensed home improvement contractor (License No. 2137199-DCWP) and carries general liability insurance with COI support for co-ops and condos.

How fast can a turnover be done?
A studio or one-bedroom with patching, a repaint and a short punch list is typically two to four working days once materials are on site; a three-bedroom with floor repairs takes a week or more. Tell us the listing or move-in date and we plan the days around it.
Do you work with property managers and buildings that require a COI?
Yes. Send the building's certificate of insurance requirements with the request and we issue the certificate before the first visit; we also coordinate elevator bookings and access with the super.
Can you handle several units or a building?
Yes; units in the same building are scheduled back to back and estimated on one sheet, so the office signs once. The multi-unit case is the office line of the package table.
What happens if you find more damage than the walk-through showed?
The work stops at the agreed scope and you get a change order with photos and a price before anything extra is done. Nothing is added to the invoice that was not approved first.
Which items on a turnover list are not yours?
Anything electrical, anything behind a wall or under a sink that is more than a like-for-like swap, and gas. Those go to a NYC Licensed Master Electrician or Plumber; we mark them on the punch list so they can be booked in parallel and the unit is ready on the same date.
